Challenges and Trends
As property and real estate is such a significant sector in the Asian region, it is wise to separate the ESG challenges facing construction from those related to the use of completed buildings. At the construction stage, issues begin with the carbon embodied in the materials, particularly but not exclusively cement and steel, which together constitute a growing proportion of global emissions. Greenhouse gas emissions continue to be an issue during the construction process related to the techniques and the equipment used, as well as the waste produced. The energy efficiency of the completed building depends on the choices made at the design stage related to the thermal efficiency of the building envelope as well as the fixed equipment.
